Most water heater problems are fixable
A water heater that stops working does not always need to be replaced. Most failures come down to one part: a thermostat or heating element on an electric unit, or a thermocouple, pilot assembly or gas valve on a gas unit. Tankless units have their own common faults. Those are repairs, usually far cheaper than a new heater.
The exception is the tank itself. Once a tank rusts through and starts leaking from the body, it cannot be patched, and replacement is the only safe fix. Our job is to tell you which situation you are in, honestly, and show you the price of each path.
When you call, it helps to know whether your heater is gas or electric, roughly how old it is (the date is usually on the label), and what you are noticing: no hot water, not enough, noises, smells or water on the floor.
Signs your water heater needs repair
Most water heaters give warning before they fail. Catching it early usually means a repair instead of a replacement, and no water on the floor.
- No hot water, or it runs out fast
- Rumbling or popping from the tank
- Rusty or discolored hot water
- Water pooling around the base
- Pilot light that will not stay lit
- A breaker that keeps tripping
What we repair most often
-
Thermostats and elements
Electric heaters lose heat when a thermostat or heating element fails. Both are common, straightforward repairs.
-
Pilots, thermocouples and gas valves
If a gas heater will not light or stay lit, the cause is usually one of these parts.
-
Relief valves and leaks
A dripping temperature and pressure relief valve is a safety part. We test it and replace it if needed.
-
Sediment and noise
Rumbling means sediment has built up in the tank. Flushing helps if it is caught early.
-
Anode rods and dip tubes
A worn anode rod lets the tank rust from inside. Replacing it can add years to a healthy tank.
-
Tankless error codes
Scale, flow sensors and ignition faults cause most tankless shutdowns. Descaling fixes many of them.
Repair or replace?
If your heater is under about 10 years old and one part has failed, a repair is usually the better value. If the tank itself is leaking, it has to be replaced; tanks cannot be patched.
Either way, you see both options with written prices before anything starts.
Water heater repair in Upstate homes
On soft city water in Greenville and Spartanburg, sediment builds up slowly, so many repairs here are electrical or ignition parts rather than a tank clogged with scale. Homes on private wells see more sediment and scale, and benefit from flushing the tank every year.
Winter is the busiest season for water heater failures. Colder incoming water makes the heater work harder, which exposes weak elements, thermocouples and undersized tanks. If your hot water runs out sooner in January than it did in July, that is often why, and it is worth a checkup before it fails completely.
What affects the cost of a repair
You get a written price before any repair starts. The main factors are:
- Which part failed and whether it is on the truck
- Gas or electric, tank or tankless
- Where the heater is (attic and crawl space units take longer)
- Whether the tank needs flushing as part of the repair

Water heater repair FAQs
How long does a water heater repair take?
Most repairs take a few hours. If a part has to be ordered, we tell you before we leave and schedule the return visit.
What should I do if my water heater is leaking right now?
Close the cold water valve on top of the heater. Turn off the gas valve, or switch off the breaker for an electric heater. Then call 864-438-0525.
Can I fix my water heater myself?
You can safely reset a tripped breaker or relight a pilot by following the label on the tank. Anything involving gas parts, wiring or the relief valve should be handled by a licensed plumber.
Do you repair tankless water heaters?
Yes. We service tankless units, including descaling, sensor and ignition repairs. See tankless water heater repair for details.
Why is my water heater making a popping noise?
Popping or rumbling is usually sediment at the bottom of the tank. Water trapped under it boils and pops. Flushing the tank helps if the sediment has not hardened.
Why does my hot water smell like rotten eggs?
Bacteria in the water can react with the tank’s anode rod and make a sulfur smell. Flushing the tank and switching to a different anode rod usually solves it.
Why does my hot water run out so fast?
Common causes are a failed lower heating element, a broken dip tube, heavy sediment, or a tank that is too small for the household. A diagnosis tells you which.
My relief valve is dripping. Is that dangerous?
The relief valve lets out pressure so the tank cannot burst. Dripping can mean the water pressure is too high or the valve is failing. Never cap or plug it; call us to test it.
